Annual Inspections/Maintenance Programs:

The single best way to extend the life of your roof is to perform regular inspections and maintenance. The roof system is exposed to a variety of harsh conditions that can pre-maturly cause roof system failure, wind, hail, snow, ice, ultraviolet energy, and foot trafic to mention a few. A thorough roof maintenance program will prevent costly problems from causes that are not covered by warranties. Examples would be vandalism, damage done by other contractors that require access to the roof, and structural deterioration. Savvy property owners and facility managers realize that a comprehensive maintenance program will save them many times over during the life of their roofing system.

Out of sight out of mind. While the visible parts of the building that are seen on a regular basis tend to be maintained on a regular basis, the roof system is often overlooked. That is until leaks occur, of which costly damage may have already been done. Your roof is only as good as the care and maintenance you provide for it.

A roof maintenance program should include the following components:

1. Inspections: A scheduled thourogh inspection performed twice per year. Once in the spring and once in the fall. Additional inspections may be necessary after a major hail storm, or after other construction trades have accessed the roof, i.e. new equpment installations.
2. Cleaning: Removal of debris from the roof left by others that could damage the roof. Removal of debris that could empede water drainage. This not only includes the drainage in the roof system but also the water drainage system.
3. Repairs: Re-application of deteriorated sealants. Repairs to roof where defects are present.
4. Reporting: Detailed reports outlining the condition of the roof, work performed, checklist of inspected items, and photographs to support the documentation.
5. Estimates: Detailed estimates of work that is in need to be done. This would also include replacement cost estimates in the event the roof is at the end of its life cycle.
